Purchase of land in Croatia. Subtleties.

Acquisition of agricultural land by foreign buyers with registration for an individual is currently impossible.

One of the points when you are looking for a land plot for construction is its purpose (namjena). The purpose of the land is regulated by plans for spatial development of cities and regions (counties). In particular, there are zones for construction:

  • Residential objects (S)
  • residential and commercial buildings (M)
  • Commercial objects (K)
  • tourist facilities (T).

Plans for spatial development also determine such important parameters for construction as the maximum built -up area or the building factor, the maximum number of storeys and the height of the building, the maximum number of residential units per building, and many others.

One of the simplest options is purchase a plot together with a building permit. It is much easier and faster to make any changes and additions to existing permit than to receive it from start. But the cost of such proposals, as a rule, is higher.
